Waterfront Warehouse

Several years ago, Doug Egbert, Glenn and Robin Moffatt and Jack Freschi, all from Antioch, California decided to invest in downtown Stockton. Their investment took the shape of a partial ownership of the Historic Waterfront Warehouse, located 445 West Weber Avenue. In February 2005, the group obtained complete ownership of the building as Riverrock Properties and, utilizing their combined experience in business, organization, and real estate, now manage it themselves.

Doug Egbert is an independent Sporting Goods Sales Representative and Glenn and Robin Moffatt are retired from their successful Antioch auto body business. Jack Freschi, owner of Freschi Air Conditioning, makes sure the temperature inside the Waterfront Warehouse is always pleasant.

The owners identified priorities as keeping existing tenants, securing additional tenants to create an improved tenant mix and restoring the wonderful historic atmosphere and sense of pride to the Waterfront Warehouse so it remains Stockton’s premier waterfront destination for strolling, shopping and dining. Egbert praises the work of agent Nancy Ann Queirolo and broker Kevin Dougherty of First Commercial Real Estate Services in taking the Warehouse from a 50% vacancy rate in February to 95% occupancy today.

“Management issues are taken care of in a timely fashion,” states Egbert. “The building is now being beautifully maintained and we’ve added new landscaping and flowering baskets.” Currently, the partners are working with the City of Stockton to obtain a Façade Grant to spruce up the exterior of this anchor on the west end of the downtown waterfront.

A stroll through the Warehouse reveals historic photos of the building in its previous life as the old Sperry Flour Mill, along with the lively windows of the 23 businesses which currently call the Warehouse “home.” These include old favorites, such as Bud’s Dok Shoons, Sandi’s Delights Deli, Greater Stockton Chamber of Commerce, Judith Buethe Public Relations and Bay Yachts. New businesses are opening each month. The former Bella Vista Restaurant is now occupied by La Spiaggia, an Italian/American Restaurant, which hosted their Grand Opening on October 28 with live music and their staff in holiday costumes.  Salsa & Sports on the Waterfront is opening in the former Peta’s German Restaurant, while Family Jewels and Hidden Treasures Gift Shop features precious stone and bead jewelry, perfect for holiday gifts. Any time is a good time to visit the Waterfront Warehouse for business, shopping, dining or a waterfront stroll. But with Marina West Yacht Club’s annual Lighted Boat Parade scheduled for December 3, now is the perfect time to make reservations at the Waterfront Warehouse restaurant of your choice for prime waterfront views.
